Looking to sublease a room from Aug 2016-Jun 2017 in Greensboro, North Carolina

I'm looking to sublease a bedroom at the apartment complex called "The Grove Greensboro" located at 107 Grovecrest Way, Greensboro NC starting Aug xxxx & ending in Jun xxxx with the option to renew. I'm actually trying to pursue another opportunity in a different city next school year & I am trying to find someone to sublease my room. Extremely close to UNCG, Bennett, & NCAT. The bedroom is a private, lockable bedroom out of three total with a private bathroom inside the room & very spacious walk in closet. I have two very nice roommates who keep the shared common area clean & are overall nice people. There is also a washer & dryer in the unit & the apartment offers a variety of very nice amenities (24 hour gym, tavern, pool, fire pit, volleyball court, ect) The rent would be 535 a month, all utilities included & the apartment is also fully furnished. Being that you are taking over my lease, you would also have a 400$ credit to use towards your first months rent.
